A Building House Survey (Structural survey)

Formally known as a structural survey, this house survey is suitable for residential properties and goes in depth about the construction and condition of the property, taking into account it’s age, character and location. We are only able to inspect parts of the property that are easily accessible, exposed and are not covered, such as:

  • The exterior
  • Floor Surfaces
  • Ventilation
  • Insulation
  • Exposed walls
  • Brickwork
  • Flues
  • Wall cavities
  • Wall foundations
  • Timber

With the use of a torch to inspect voids and a 3 metre ladder to reach higher parts of the building. We are able to hire a longer ladder; however, this will come at an extra cost to you. Flooring boards can be lifted if this will not cause any damage and are not covered with carpet, as will the exterior roof and plumbing to ensure your house survey is as thorough as possible. We also perform a visual inspection of the building’s utilities such as:

  • Sanitary fittings and associated taps
  • Lead piping
  • Boiler controls and pipes
  • Space heaters
  • Water installations
  • Electrical installations
  • Drains

Any comments on previously known hazards such as overhead power lines or underground mining within the property’s vicinity will also be included into the report to give you the most thorough house survey available to you.

House Surveyors BristolHomebuyer Survey (and Valuation)

The Homebuyer service is intended for particular types of houses, flats and bungalows in Bristol that are conventional in type and construction, plus being apparently in reasonable condition, and focuses on the essential points of the building: the defects that will have an effect on the value, but does cover some other valuable information such as urgent repairs and a valuation of the property. This house survey can allow you to decide on whether or not to follow through with the property purchase, or to bid for a lower price to agree on the purchase. Similarly to a Building Survey, we will use a torch and a 3m ladder to undertake our inspection so any inaccessible voids etc, however if we believe that what is hidden will restrict the extent of the inspection, we will undertake an assessment of what lies hidden from view.

At House Surveys house surveyors in Bristol, we also carry out detailed site surveys for architects, developers and contractors.
